What is Home Staging?

Home Staging is an effective technique that integrates decorating with marketing and creates an experience for home buyers. It’s about more than just furnishing a home—it’s about selling a lifestyle. The elements of home staging will help to neutralize your home by eliminating all potential distractions and drawing the focus to the features of the home instead. Home Staging allows you to market your home to the largest audience possible by maximizing your home’s potential. This can be as simple as decluttering and rearranging furniture, or as complex as providing furniture and accessories rentals.

Is Home Staging only for vacant homes?

No! Quite the opposite. There are many ways to benefit working with a stager. One of the most popular options is a Consultation. During a 1-2 hour walk-through (depending on home size), I guide you through everything you need to know to stage your home yourself. This includes walking through and creating a task-list to declutter, organize, rearrange, accessorize, etc. We'll "shop" around your home, using items you already have. I'll then suggest some supplemental pieces you should purchase or rent if necessary.

I also offer hands-on Occupied Staging services. After an initial consultation, I'll come back to do the work—rearranging, installation, hanging artwork, etc. This takes the stress out of doing it yourself. You handle the preparation (such as repairs, cleaning and decluttering), and I take care of the rest. We use most of what you already have, or rentals are available (excluding textiles, purchased separately). It will be picture-perfect for your listing photos!

How much does Home Staging cost?

It varies depending on how much or how little your home requires, but the investment is ALWAYS less than a price reduction. It's important to consider how much you are paying each month your home is on the market—between mortgage payments, utilities, etc. It is also important to understand that staging is an investment vs. a cost. The average return on your investment is 6-10%! We utilize high quality, durable items, and upscale accessory packages that will inspire potential buyers and highlight the home's best features. This ultimately reduces time on market and maximizes the return on your investment.

Our home staging estimate is based on multiple factors—including square footage, location, how many rooms are being staged, list price and luxury level of the home. Home staging estimates are complimentary. We begin by scheduling an in-home evaluation and touring the property to discuss your needs and budget. Within 24 hours, I will submit a proposal with your customized pricing. For more information on the services available, please see our Services page. 

Verbal staging consultations and e-consults start at $150, where I walk through and help you to create a task list of how to prepare your home for market—including recommendations on paint colors, decluttering, rearranging, etc. From there, I can give you an estimate to return and conduct a 1/2 or Full Day Staging to add the finishing touches (accessories, linens, etc). 

What is included in a Vacant Staging?

For vacant properties, we typically stage the main areas of the home—entry, living, dining, kitchen, powder room, owner's suite & bath. We can certainly add interior and exterior spaces as needed to accommodate your needs.

 

For occupied listings, we'll identify which areas of the home to stage and how to repurpose your existing items. We will suggest items to supplement with—either through rentals provided by Saltbox, or by giving direction on what to purchase. Contact us for a free quote to customize your project. 

Are you insured?

Yes! I carry general liability insurance, which covers my inventory and any damages through the staging process. I also offer an extended policy to property owners, which covers a majority of what homeowners insurance does not, including when the home is vacant or when the property is owned by someone else.

How far in advance should we schedule staging?

The sooner, the better! We know time is of the essence, and we do our best to fulfill requests with a few days when necessary. That said, the further out we know about an upcoming project, the more time we have to fully customize your plan, coordinate our logistics team and to ensure there is not a scheduling conflict. We prefer 7-14+ days notice when possible, there are times we book up quickly—especially during Spring!

What are my payment options and rental terms?

Payment is required upfront and in full before staging day. There are financing options available, including ZoomCasa, Joist and PayPal to help you make payments or pay through escrow at closing. All major Credit Cards are also accepted.

Rentals are required for 30 days minimum with an option to extend monthly at a reduced rate. A 10-day notice must be given to have the inventory removed from the home. It is highly recommended you keep the house fully staged until the closing paperwork is signed. This will help to avoid re-staging in the event the closing does not go through.

What if I don't like the staging selections?

Selection and placement of artwork, furniture, and accessories are at the discretion of Saltbox and it may not be to your personal taste. While you may voice concerns with any selected items, Saltbox shall have final say on this. We will ensure that the staging items will be chosen and placed to best showcase your home. We all have the same goal in mind — to sell your house!
